Al Suroor Real Estate Platform<\/strong><\/p>\n

Article (1): Preamble and Legal Acknowledgment<\/strong><\/p>\n

  1. These Terms and Conditions constitute a legally binding agreement between the operator of the Al Suroor Real Estate Platform (\u201cthe Platform\u201d) and any user who accesses or uses its services.<\/li>\n
  2. Use of the Platform constitutes final and unconditional acceptance of all provisions of this Agreement.<\/li>\n
  3. The user acknowledges that:\n
      \n
    • They have full legal capacity.<\/li>\n
    • They possess the legal authority to act in relation to the property being advertised.<\/li>\n
    • They bear full legal responsibility for all published information.<\/li>\n<\/ul>\n<\/li>\n<\/ol>\n

      Article (2): Legal Nature of the Platform<\/strong><\/p>\n

      1. The Platform operates as an electronic technical intermediary for listing properties.<\/li>\n
      2. The Platform is not a party to any sale, purchase, or lease agreement.<\/li>\n
      3. The Platform does not guarantee:\n
          \n
        • Valid ownership of any property.<\/li>\n
        • That the property is free from disputes or encumbrances.<\/li>\n
        • The legal validity of permits or title deeds.<\/li>\n<\/ul>\n<\/li>\n
        • Any contractual relationship arises exclusively between the transaction parties.<\/li>\n<\/ol>\n

          Article (3): Compliance with Real Estate Brokerage Regulations<\/strong><\/p>\n

          1. Real estate brokers must include their official license number in advertisements.<\/li>\n
          2. Advertisers are fully responsible for compliance with the Real Estate General Authority regulations.<\/li>\n
          3. The Platform reserves the right to request official documentation for verification at any time.<\/li>\n<\/ol>\n

            Article (4): Verification and Compliance (KYC & AML)<\/strong><\/p>\n

              \n
            1. The Platform may request user identity verification.<\/li>\n
            2. The Platform has the right to suspend any account suspected of involvement in:\n
                \n
              • Money laundering<\/li>\n
              • Terrorism financing<\/li>\n
              • Real estate fraud<\/li>\n<\/ul>\n<\/li>\n
              • Data may be shared with competent authorities in accordance with Saudi regulations.<\/li>\n<\/ol>\n

                Article (5): Content and Advertisements<\/strong><\/p>\n

                Users are prohibited from:<\/p>\n

                  \n
                • Publishing fake properties.<\/li>\n
                • Manipulating prices with intent to mislead.<\/li>\n
                • Posting inaccurate or misleading images.<\/li>\n
                • Advertising properties without legal authorization.<\/li>\n
                • Using the Platform for political or non-real estate promotional purposes.<\/li>\n<\/ul>\n

                  The advertiser bears full civil and criminal liability for all published content.<\/p>\n

                  Article (6): Fees and Financial Policies<\/strong><\/p>\n

                  1. Certain services are paid services according to the announced pricing.<\/li>\n
                  2. All fees are non-refundable unless approved in writing by the Platform.<\/li>\n
                  3. The Platform reserves the right to modify prices without prior notice.<\/li>\n
                  4. Any financial dispute does not suspend payment obligations for other due fees.<\/li>\n<\/ol>\n

                    Article (7): Limitation of Liability<\/strong><\/p>\n

                    2. The Platform shall not be liable for:\n
                        \n
                      • Direct or indirect financial losses.<\/li>\n
                      • Failed transactions.<\/li>\n
                      • Fraud between users.<\/li>\n

                      • In all cases, the maximum liability of the Platform shall not exceed the total fees paid during the preceding 12 months.<\/li>\n<\/ol>\n

                        Article (8): Indemnification<\/strong><\/p>\n

                        The user agrees to indemnify and hold harmless the Platform, its owners, directors, and employees from any:<\/p>\n

                        • Legal claims<\/li>\n
                        • Fines<\/li>\n
                        • Attorney fees<\/li>\n
                        • Financial damages<\/li>\n<\/ul>\n

                          Arising from violation of these Terms.<\/p>\n

                          Article (9): Intellectual Property<\/strong><\/p>\n

                          1. All rights related to design, software, and content are owned by the Platform.<\/li>\n
                          2. Copying or commercial use is prohibited without prior written consent.<\/li>\n<\/ol>\n

                            Article (10): Data Protection<\/strong><\/p>\n

                            1. The Platform complies with the Saudi Personal Data Protection Law.<\/li>\n
                            2. The user consents to the processing of their data for operating the Platform.<\/li>\n
                            3. The Platform is not responsible for any voluntary disclosure made by the user.<\/li>\n<\/ol>\n

                              Article (11): Force Majeure<\/strong><\/p>\n

                              The Platform shall not be liable for delays resulting from:<\/p>\n

                              • Government decisions<\/li>\n
                              • Natural disasters<\/li>\n
                              • Infrastructure failures<\/li>\n
                              • Telecommunication service interruptions<\/li>\n<\/ul>\n

                                Article (12): Suspension and Termination<\/strong><\/p>\n

                                The Platform may:<\/p>\n

                                • Immediately suspend an account<\/li>\n
                                • Remove listings<\/li>\n
                                • Terminate subscriptions<\/li>\n
                                • Block access<\/li>\n<\/ul>\n

                                  Without compensation in the event of violation.<\/p>\n

                                  Article (13): Governing Law and Jurisdiction<\/strong><\/p>\n

                                  1. This Agreement is governed by the laws and regulations of the Kingdom of Saudi Arabia.<\/li>\n
                                  2. Exclusive jurisdiction lies with the competent courts within the Kingdom.<\/li>\n
                                  3. The Platform may resort to arbitration where deemed appropriate.<\/li>\n<\/ol>\n

                                    Article (14): Amendments<\/strong><\/p>\n

                                      \n
                                    1. The Platform reserves the right to amend these Terms at any time.<\/li>\n
                                    2. Amendments become effective immediately upon publication.<\/li>\n
