AML)<\/strong><\/p>\n<ol>\n<li>The Platform may request user identity verification.<\/li>\n<li>The Platform has the right to suspend any account suspected of involvement in:\n<ul>\n<li>Money laundering<\/li>\n<li>Terrorism financing<\/li>\n<li>Real estate fraud<\/li>\n<\/ul>\n<\/li>\n<li>Data may be shared with competent authorities in accordance with Saudi regulations.<\/li>\n<\/ol>\n<p><strong>Article (5): Content and Advertisements<\/strong><\/p>\n<p>Users are prohibited from:<\/p>\n<ul>\n<li>Publishing fake properties.<\/li>\n<li>Manipulating prices with intent to mislead.<\/li>\n<li>Posting inaccurate or misleading images.<\/li>\n<li>Advertising properties without legal authorization.<\/li>\n<li>Using the Platform for political or non-real estate promotional purposes.<\/li>\n<\/ul>\n<p>The advertiser bears full civil and criminal liability for all published content.<\/p>\n<p><strong>Article (6): Fees and Financial Policies<\/strong><\/p>\n<ol>\n<li>Certain services are paid services according to the announced pricing.<\/li>\n<li>All fees are non-refundable unless approved in writing by the Platform.<\/li>\n<li>The Platform reserves the right to modify prices without prior notice.<\/li>\n<li>Any financial dispute does not suspend payment obligations for other due fees.<\/li>\n<\/ol>\n<p><strong>Article (7): Limitation of Liability<\/strong><\/p>\n<ol>\n<li>Services are provided \u201cas is.\u201d<\/li>\n<li>The Platform shall not be liable for:\n<ul>\n<li>Direct or indirect financial losses.<\/li>\n<li>Failed transactions.<\/li>\n<li>Fraud between users.<\/li>\n<li>Technical malfunctions.<\/li>\n<\/ul>\n<\/li>\n<li>In all cases, the maximum liability of the Platform shall not exceed the total fees paid during the preceding 12 months.<\/li>\n<\/ol>\n<p><strong>Article (8): Indemnification<\/strong><\/p>\n<p>The user agrees to indemnify and hold harmless the Platform, its owners, directors, and employees from any:<\/p>\n<ul>\n<li>Legal claims<\/li>\n<li>Fines<\/li>\n<li>Attorney fees<\/li>\n<li>Financial damages<\/li>\n<\/ul>\n<p>Arising from violation of these Terms.<\/p>\n<p><strong>Article (9): Intellectual Property<\/strong><\/p>\n<ol>\n<li>All rights related to design, software, and content are owned by the Platform.<\/li>\n<li>Copying or commercial use is prohibited without prior written consent.<\/li>\n<\/ol>\n<p><strong>Article (10): Data Protection<\/strong><\/p>\n<ol>\n<li>The Platform complies with the Saudi Personal Data Protection Law.<\/li>\n<li>The user consents to the processing of their data for operating the Platform.<\/li>\n<li>The Platform is not responsible for any voluntary disclosure made by the user.<\/li>\n<\/ol>\n<p><strong>Article (11): Force Majeure<\/strong><\/p>\n<p>The Platform shall not be liable for delays resulting from:<\/p>\n<ul>\n<li>Government decisions<\/li>\n<li>Natural disasters<\/li>\n<li>Infrastructure failures<\/li>\n<li>Telecommunication service interruptions<\/li>\n<\/ul>\n<p><strong>Article (12): Suspension and Termination<\/strong><\/p>\n<p>The Platform may:<\/p>\n<ul>\n<li>Immediately suspend an account<\/li>\n<li>Remove listings<\/li>\n<li>Terminate subscriptions<\/li>\n<li>Block access<\/li>\n<\/ul>\n<p>Without compensation in the event of violation.<\/p>\n<p><strong>Article (13): Governing Law and Jurisdiction<\/strong><\/p>\n<ol>\n<li>This Agreement is governed by the laws and regulations of the Kingdom of Saudi Arabia.<\/li>\n<li>Exclusive jurisdiction lies with the competent courts within the Kingdom.<\/li>\n<li>The Platform may resort to arbitration where deemed appropriate.<\/li>\n<\/ol>\n<p><strong>Article (14): Amendments<\/strong><\/p>\n<ol>\n<li>The Platform reserves the right to amend these Terms at any time.<\/li>\n<li>Amendments become effective immediately upon publication.<\/li>\n<li>Continued use constitutes implied acceptance.<\/li>\n<\/ol>\n","protected":false},"excerpt":{"rendered":"<p>Terms and Conditions Al Suroor Real Estate Platform Alsuroorproperties.com Article (1): Preamble and Legal Acknowledgment These Terms and Conditions constitute a legally binding agreement between the operator of the Al Suroor Real Estate Platform (\u201cthe Platform\u201d) and any user who accesses or uses its services.
